What is an appraisal?
An appraisal, by definition, is an opinion of value. In real estate, the purpose of an appraisal is to determine market value for a specific property. This can be achieved by analyzing the subject property and its features, and extending the analysis to the surrounding market to determine what a typical buyer would view as valuable and marketable.
What should I expect while the appraiser is in my home?
One of the first steps in the appraisal process is the physical inspection of the property by the appraiser. The appraiser will arrive at the home for a 20-30 minute appraisal inspection. While there, the appraiser will walk through the interior and exterior of the property taking notes, measurements, and photos of all rooms, closets, garages, etc. She will be looking at the overall structure, quality, condition, and features of the home.
Helpful Tip: One thing that is always helpful is a list of recent improvements/updates completed! The appraiser will gladly review these items!
